某未建设区域可开发土地调查方法及土地估值计算研究

摘要: 对未建设区域进行开发是一个城市发展的必然,在进行开发前,土地的合规性、可开发面积大小和土地价值是衡量该区域是否具有开发潜力的基础条件。在利用第三次全国国土调查成果的基础上,结合无人机倾斜摄影测量技术,为全面查清该未建设区域的土地利用现状、土地权属现状和土地批供情况等,运用现场调查、内业处理等手段,基本摸清了该未建设区域的立即可开发土地面积,并估算了出其土地估值,为后续的土地开发提供了理论参考依据。

Abstract: The development of the unconstructed area is an important means of urban development. Before the development,the compliance of the land,the size of the developable area and the value of the land are the basic conditions to measure whether the area has the development potential. On the basis of the results of the third national land survey,combined with the UAV tilt photogrammetry technology,a comprehensive survey is conducted to determine the current land use status,land ownership status,and land supply status of the undeveloped area. By means of field survey,office processing and other means,the immediately developable land area of the unconstructed area is basically determined,and its land valuation is estimated,which provides a reference theoretical basis for subsequent land development.
